What should you know about sheetrock repair here?
Sheetrock is the part of a house that shows everything that went wrong somewhere else: the roof leak, the slab that moved, the doorknob that hit the wall, the water that came in during Harvey. What goes into a sheetrock repair?
Small repairs are about blending. A patch can be flat and solid and still stand out if the texture does not match. Most homes in Southeast Texas have orange peel or knockdown on the walls, and older homes may have smooth plaster-style walls or a hand-troweled texture. We match the pattern, feather the compound wide so there is no hump, and prime before paint so the patch does not flash through.
Cracks are a different story. Diagonal cracks off the corners of doors and windows, and tape joints that split along the ceiling, are common in houses that sit on our expansive clay. The ground swells in the wet months and shrinks in a dry summer, and the frame moves with it. We can repair the cracks, and we will tell you if the pattern points to something bigger that a foundation professional should look at. Structural foundation diagnosis is not our work.
Ceilings stained by roof leaks are one of the most common calls we get. First the leak gets fixed. Then we check whether the sheetrock is still firm or has sagged and softened. Soft board and wet insulation come out and get replaced. Stained but solid board can be sealed with a stain-blocking primer and repainted.
Humidity on the Gulf Coast also keeps compound from drying as fast as the label says, so we give each coat the time it needs instead of rushing the next one.
Whole-room work comes with remodels, additions and flood rebuilds. We hang board with screws on the right spacing, use moisture-resistant board in baths and laundry rooms, tape and float in three coats, and sand to a finish that takes paint well.
Popcorn ceilings from before about 1980 can contain asbestos. We will not scrape one until it has been tested. If it comes back positive, removal is a licensed asbestos contractor's job.
After a flood, the sheetrock usually gets cut out to a line above the water mark, and insulation goes with it. Once the framing is dry, we rebuild. Materials and methods
Half-inch and 5/8 sheetrock, moisture-resistant board for wet rooms, paper and mesh tape, all-purpose and lightweight joint compound, setting compound for fast repairs, corner bead, texture hopper and knockdown knives, stain-blocking primer, drywall screws and screw gun, sanding poles and dust-control vacuum, plastic sheeting and floor protection.
How does a sheetrock repair run?
We look at the damage, find the cause if it is a leak or a crack pattern, and give you a written estimate.
Floors and furniture get covered. We set up dust barriers for bigger jobs.
Damaged board comes out to solid framing. We add backing where edges need support.
New board goes up, then tape, first coat, second coat and finish coat, with drying time between.
We sand, match the texture, and prime. If paint is part of the job, we finish-paint the wall or the whole room so the color matches.
Cleanup is part of the job. We vacuum dust and haul off scraps.
Permits and inspections
Does a sheetrock repair need a permit?
Patching and replacing sheetrock usually needs no permit. If opening the wall shows wiring, plumbing or framing that needs work, that part can need one, and we tell you before going further. Rebuilding after a flood in a mapped floodplain can also bring floodplain rules into the job.
In Jefferson and Chambers counties, roof, window, door and addition work can also need a Texas Department of Insurance windstorm inspection during the job.
