What should you know about siding and exterior repair here?
Siding in Southeast Texas fails from the bottom up. Rain splashes off the ground, soaks the lowest boards, and in our humidity they never fully dry. Add a hurricane that tears off a wall of vinyl and termites that love wet wood, and most homes need siding work sooner or later. What goes into a siding job?
Rot is the most common siding problem we see. It shows up at the bottom course where siding meets a slab or flower bed, around window sills, behind gutters that overflow, and at door frames where the threshold holds water. Older wood lap and hardboard siding, common in homes built before 1978 across Beaumont, Port Arthur and Orange, soak up water once the paint fails. Pull one soft board and you may find the sheathing and bottom plate behind it are soft too. We open it up, replace what is bad, and flash it so it does not happen again.
Fiber cement siding, often called Hardie, is the upgrade most owners ask about. It does not rot, termites do not eat it, and it holds paint well. It is heavier and slower to install than vinyl, and it needs proper clearance from the ground and roof lines. Vinyl is lighter and cheaper, and storm damage to it is easy to spot because whole panels blow off. We repair both and replace whole walls when patching would not blend.
Soffit and fascia take a beating along the Gulf Coast. Wind gets under loose soffit, pushes rain into the attic, and opens a way in for squirrels and wasps. Fascia boards rot behind gutters. We replace rotten fascia, install new soffit with proper venting, and rehang gutters so they drain.
Windows and doors. We replace old or storm-damaged windows and entry, back and patio doors, and repair rotted frames and sills around them. In Jefferson County, replacing whole window or door units or re-siding an exterior wall falls under Texas Department of Insurance windstorm rules if you want to keep TWIA coverage. Products must be on the TDI evaluated list, and inspections happen before the work is covered. We plan that in when it applies. Orange and Hardin counties are outside the TDI windstorm area.
Termite damage. Formosan termites swarm across Southeast Texas every spring, and exterior wood near the ground is where they start. Treatment is done by a licensed pest control company. We repair the damaged wood once the treatment is done.
After Rita, Ike and Laura, a lot of siding in the Golden Triangle was patched quickly with whatever was available. Mismatched panels and unflashed seams are common. We can bring an exterior back to one consistent look.
Paint is part of the job. We prime cut ends, caulk joints, and can paint the finished wall.

Fiber cement lap and panel siding, vinyl siding and trim, house wrap and flashing tape, Z-flashing and kick-out flashing, primed fascia and trim boards, vented and solid soffit panels, replacement OSB sheathing, prehung exterior doors, replacement windows, exterior caulk and primer, fiber cement shears and saws, scaffold and ladders.
How does a siding job run?
We walk the outside of the house, press on suspect boards, check sills and door frames, and look in the attic along the soffit line.
You get photos and a written estimate that separates siding, trim, soffit, fascia, windows and doors so you can choose what to do now.
Materials are ordered and color is confirmed.
We remove damaged siding, replace rotten sheathing and framing, add house wrap and flashing, and install new siding with proper ground clearance.

Permits and inspections
Does a siding job need a permit?
Re-siding exterior walls and replacing windows or exterior doors can need a permit, depending on the city and the scope. In Jefferson and Chambers counties that work typically also needs a windstorm inspection during the job for a WPI-8 certificate. Replacing a few rotten boards or a section of soffit usually does not.
