What should you know about roof replacement here?
Replacing a roof is the biggest exterior job most homeowners take on, and in hurricane country it is also the one that decides how the rest of the house fares in the next storm. What goes into a roof replacement?
A shingle roof on the upper Gulf Coast works harder than one in Dallas. Summer attic temperatures cook the asphalt, humidity keeps the decking damp, and every June 1 to November 30 hurricane season tests the nailing and the edges. Many roofs in Beaumont, Port Arthur and Orange were replaced in a rush after Rita in 2005, Ike in 2008 or Laura in 2020, and a good share of those rush jobs are now showing their age.
Signs it is time: shingles that crack when you bend a corner, bald spots where the granules have washed off, curled or cupped tabs, repeated leaks in different spots, and daylight or water stains in the attic along the decking seams. One leak is a repair. A roof that leaks somewhere new after every storm is telling you something.
What goes into a replacement is where roofs differ. We strip to the deck, not over an old layer. We replace soft or delaminated sheathing and re-nail the deck where it has worked loose. New drip edge goes on at eaves and rakes. Synthetic underlayment covers the field, and self-adhered membrane goes in the valleys and around chimneys and walls where water concentrates. Every pipe boot and vent gets new flashing. Shingles go down with the nail count the manufacturer calls for in high-wind installs, and starter strips are set at the edges so the first row seals.
If your home is in Jefferson County and you carry or want TWIA wind coverage, a full re-roof needs a Texas Department of Insurance windstorm inspection during the work, before the deck is covered. That has to be scheduled up front, and the products used have to be on the TDI evaluated list. We plan that into the schedule when you want it. Orange and Hardin counties are outside the TDI windstorm area.
The City of Beaumont requires a permit for roofing, and we pull the permit for the work we do.

Materials and methods
Architectural laminated shingles, hip and ridge caps, starter strip, synthetic underlayment, ice-and-water membrane at valleys, walls and penetrations, new drip edge, pipe boots and vent flashing, ridge vent or box vents, ring-shank and coil roofing nails, replacement OSB and plywood decking, tarps, roof jacks and fall protection, dump trailer or roll-off, magnetic sweepers.
How does a roof replacement run?
First visit: we measure the roof, check the attic, count layers and look for soft decking. You get photos and a written estimate with the shingle or panel line, underlayment, flashing and ventilation spelled out.
Before tear-off day we confirm color, schedule the dumpster, and pull the permit. If a windstorm inspection is part of the job, it gets booked now.
On tear-off day the crew protects shrubs, AC units and the driveway, strips the old roof to the deck, and inspects every sheet. Bad wood comes out. The deck gets dried in with underlayment the same day so an afternoon storm does not get inside.
The new roof goes on in order: drip edge, underlayment, valley and wall membrane, starter, field, hip and ridge, then vents and boots.
Last step is cleanup, a magnetic sweep of the yard and drive, and a walk-around with you.
Permits and inspections
Does a roof replacement need a permit?
A full tear-off and re-roof needs a building permit in the City of Beaumont before the old roof comes off. Other cities in the area have their own roofing permit rules. In Jefferson and Chambers counties a replacement roof also typically needs a windstorm inspection during the job for a WPI-8 certificate.

How long does a roof replacement take?
Most homes are torn off and re-roofed in one to three days, depending on size, pitch and how much decking needs to be replaced. Weather can push the start date.
Can you roof over my old shingles?
We tear off. A second layer hides rotten decking, adds weight, and holds heat. Starting from the deck is the only way to know what the roof is sitting on.
Do I need a windstorm inspection?
If the house is in Jefferson County and you want TWIA wind coverage, yes, a re-roof needs a TDI inspection during the job. Outside Jefferson County it does not apply.
