What should you know about roof repair here?
A roof leak in Southeast Texas never stays small for long. Rain here comes sideways and in sheets, and a lifted shingle or a cracked vent boot can let water into the attic for weeks before a ceiling stain shows up. What goes into a roof repair?
Most leaks we see on the upper Gulf Coast start at the same handful of places. Pipe vent boots dry out and split in the sun. Step flashing along a wall pulls loose when the wood behind it swells and shrinks with the humidity. Valleys wear through where two slopes dump water into one channel. Ridge caps and the first course of shingles at the rake edge are the parts a strong gust gets under first.
Wind is the other half of the story. A thunderstorm with 60 mph gusts can peel back a row of shingles that looked fine the day before, and a hurricane like Rita, Ike or Laura does it across whole neighborhoods at once. Once the seal strip breaks, the shingle flaps, the nails back out, and the next rain finds the gap. Hail does quieter damage: bruised mats and lost granules that shorten the life of the roof without a visible hole.
The decking under the shingles matters too. In older Beaumont houses, many of them built before 1978, we often find plank decking or thin sheathing that has gone soft around an old leak. Patching shingles over rotten wood just moves the leak a foot over. When we open a leak area, we check the deck, replace soft boards, and tell you what we saw before we close it back up.
In Jefferson County, which sits inside the Texas Department of Insurance windstorm area, larger roof repairs can fall under windstorm inspection rules if you want to keep coverage through TWIA. We will talk through that with you before the work is scheduled so it is handled the right way. Orange and Hardin counties are outside that area. Materials and methods
Architectural shingles in common colors, 3-tab where an older roof needs it, synthetic underlayment, ice-and-water membrane for valleys and around penetrations, new pipe boots and vent flashing, step and counter flashing, drip edge, roofing sealant used sparingly, ring-shank roofing nails, OSB and plywood decking for replacement, roof jacks and fall protection, magnetic sweepers for cleanup.
How does a roof repair run?
It starts with a call or a message. Tell us where you see water, how long it has been happening, and whether it gets worse with wind from a certain direction. That detail helps.
On the visit we check the attic first when we can, because stains on the rafters and decking point to the real entry spot. Then we walk the roof, photograph the damage, and look at the flashing, boots, valleys and edges around the leak.
You get a written estimate that names the repair, the materials and the price. If the roof is past saving, the estimate says that too.
On repair day we tear back to sound material, replace any soft decking, install new underlayment in the repair area, and weave or step the new shingles into the old. We match color and style as closely as current products allow. Aged shingles fade, so a new patch can read a shade different for a season.

Permits and inspections
Does a roof repair need a permit?
Most roof repairs, such as replacing a few shingles, a vent boot or a run of flashing, do not need a permit in Beaumont. How fast can you get to a leaking roof?
Call as soon as you see water. We try to look at active leaks within a day or two, and faster after a storm when we can. If the roof needs to be dried in before the permanent repair, we can tarp it.
Can you match my existing shingles?
Usually close. We match brand, style and color when the product is still made. Shingles weather and fade, so a new section can look a little different at first and blends in over time.
Do I need a permit for a roof repair in Beaumont?
