What should you know about kitchen remodeling here?

What goes into a kitchen remodel?

Most kitchen remodels fall into three sizes. A refresh keeps the layout and swaps the surfaces: new counters, backsplash, sink, paint and hardware, maybe new cabinet doors. A replacement keeps the footprint but puts in new cabinets and appliances. A full remodel moves walls, relocates the sink or range, and adds an island or pantry. Each step up adds cost and time, and we price the one you ask for plus the one we think fits the house.

Older houses bring their own work. A kitchen in an older pier-and-beam home in the Oaks Historic District or north Beaumont may have a floor that has dipped at the sink wall from an old leak, or subfloor that went soft under the dishwasher. We fix the floor structure before cabinets go in, because a new cabinet run will show every dip in the floor. Homes built before 1978 may have lead paint on trim and walls, and we talk through that with you before demolition starts.

Walls come up often. Opening a kitchen to the living room means finding out whether the wall is load bearing. If it is, the beam has to be sized and supported correctly, and we bring in the right professional for that decision.

Nearly every kitchen touches plumbing and electrical. New circuits for appliances, under-cabinet lighting, a relocated sink line, a gas range: those parts are done by licensed plumbers and electricians. We coordinate with licensed trades and schedule them in the right order so inspections happen before the walls close.

Materials we install include stock and semi-custom cabinets, quartz, granite and butcher block counters (stone fabrication is often done by a local shop that templates after the cabinets are set), tile backsplashes, luxury vinyl plank and tile floors, and new trim and paint.

Materials and methods

Stock and semi-custom cabinets, quartz, granite and butcher block counters, cement board and tile for backsplashes, luxury vinyl plank, tile and underlayment, sheetrock and joint compound, trim and crown molding, laser level and cabinet jacks, dust barriers and floor protection, dumpster for demo debris.

How does a kitchen remodel run?

  1. We meet at the house, look at the kitchen and the rooms around it, and talk about what bothers you in the current layout. Bring photos of kitchens you like.

  2. We measure and draw the layout, then price it in writing, with an allowance for items you have not picked yet.

  3. You choose cabinets, counters, tile and fixtures. We order long-lead items before demo so the kitchen is not torn out while you wait.

  4. Demo, then repairs to framing, floor and walls. Licensed trades rough in plumbing and electrical, and inspections are scheduled.

  5. Sheetrock, cabinets, counter templating and install, backsplash, flooring, trim and paint.

  6. Fixtures and appliances go in, the trades make final connections, and we walk the punch list with you.

Permits and inspections

Does a kitchen remodel need a permit?

Swapping cabinets, counters and fixtures in the same spots often needs no permit. Moving a wall, a sink or a range, or adding circuits, does, and that electrical and plumbing work is done by the licensed trades it requires. We tell you at the estimate whether your kitchen crosses that line.

In Jefferson and Chambers counties, roof, window, door and addition work can also need a Texas Department of Insurance windstorm inspection during the job.
